Sell Your Home in Oakland
Guide To Selling Your Home
Selling your home can be a nerve-wracking and emotional process. When should you sell? How do you go about pricing your home? What if you don’t get any offers you like? And how and when do you go about buying a new house?
Believe us, the process of selling your home can be tricky to navigate. But it doesn’t have to be. Proper planning and preparation will ensure that your home is ready for primetime at the right time.
We work closely with sellers to determine goals, timelines, and plans to successfully market homes and find the right buyers.
Below are the steps we recommend for our seller clients.
Step 1: Choose A Date
Unless you have an urgent timeline, think strategically about when to list your home. Listing at the right time can make a significant impact on the quantity and quality of offers you receive.
There are a lot of factors that go into the optimal timing to list your home, including the market and other inventory in your area. Research your local market to get a feel for homes for sale in your area.
Search through online listings, visit open houses, or work with a real estate agent to create a customized timeline, plan, and home value estimate.
Step 2: Find A Great Agent
Once word gets out that you’re interested in selling, you’ll probably hear from a number of agents eager to list your home for you.
And while that ambition is certainly important, so is a strong track record, a commanding grasp of the ins and outs of your local market, attention to detail, and a genuine interest in helping you reach your goals, so it’s important to take some time to interview agents to find the right one for you.
If you choose to work with us, we start by thoroughly researching your home and neighborhood comps. Using a combination of information about your home and the local market, we create customized recommendations for pricing, marketing strategies, and timeline.
Once we meet and walk through your home, we will also make recommendations for fixes and improvements.
Selling a home is a lot of work, but we will roll up my sleeves and get in there with you every step of the way. Our goal is to make your home shine. When those potential buyers’ jaws drop, we’ll know that we’ve done our job.
Step 3: Prepare Your Home
After working out a timeline and marketing plan, it’s time get to work. Get ready, because your home is about to look better than it ever has before!
We’ll work together to prioritize fixes and improvements needed, such as painting, patching holes, or swapping out fixtures.
We’ve been doing fixes like this for over a decade, so we’ve got lots of DIY tips and tools for the adventurous sellers out there.
We are also happy to coordinate contractors and know some great local pros – painters, floor refinishers, handymen, and more.
After the fixes and improvements are done, we’ll arrange an inspection, as well as a deep clean to make your floors and counters shine like they’ve never shone before.
Next, it’s time for the staging team to work their magic. For vacant homes, we will stage the entire home. For occupied homes, the stager will work with you to recommend optimal furniture placement and may bring in a few pieces to augment as needed.
At this point, the stage is set (see what we did there?). The fixes are done, the house is clean, and every room is perfectly staged. What’s next? Photos. No camera phones here! We provide professional photography for every home we list and choose only top quality, high-resolution photos to feature throughout your marketing materials.
